Save the Natural Views

Driving along Belden Hill Road now, you see very little of the existing SSND buildings. Because the property slopes down from Belden Hill Road, you see the trees, chapel and smaller buildings but little of the large buildings. The SSND development takes advantage of this unique aspect of the site by placing the larger buildings mostly on the footprint of the existing buildings.‍ ‍

The images below are taken directly from Hines’ pre-application (Plans 05.02.2025) submitted to the the Planning and Zoning Commission:

The first image is the proposed site plan of the senior living community. The second image shows the existing buildings superimposed on the proposed development. By placing the largest buildings where the large existing buildings are, the SSND Development preserves the park views from Belden Hill Road.

Furthermore, the SSND is voluntarily using a 150’ setback (blue dashed line in Image 2). The Town only requires a 50’ setback (red dashed line). If the SSND is not approved and the property is sold to someone else, the new developer wont have to follow the existing footprint of the building, and may not choose to voluntarily use a 150’ setback, as does Hines. Zoning regulations would allow 3.5 story buildings at the 50’ setback line as of right, without having to get zoning approval for the location of the buildings. This would destroy the park view from Belden Hill Road.

The pictures below, also taken from the P&Z pre-application, also illustrates the before and after views down Belden Hill. The pictures show that the SSND Development will not significantly what you see driving down Belden Hill Road.

Rather than risk destruction of the park view by another development, Wilton should support current SSND Development.
